Where the Canal Is Your Backyard

Tropic Isle sits between the Intracoastal Waterway and A1A in the southeastern corner of Delray Beach. The neighborhood’s street grid is laced with deep-water canals that connect directly to the Intracoastal — and from there, to the Atlantic. For buyers who want to dock a boat behind their house and be at the inlet in 15 minutes, there is no better address in Delray.

Homes here are almost exclusively single-family. You’ll find everything from classic Florida ranch homes on 80-foot waterfront lots to newer two-story concrete builds with rooftop terraces. The neighborhood has gentrified steadily since 2015 — teardowns and gut renovations are common, which keeps the housing stock improving.
