Delray’s Creative District
Pineapple Grove is the arts-and-dining spine of downtown Delray Beach — a ten-block corridor running north from Atlantic Avenue toward Lake Ida. It is simultaneously Delray’s most walkable neighborhood and one of its most affordable entry points for buyers priced out of the beachside blocks.
The district earned its name and its identity from the gallery walk culture that began in the late 1980s. Today it’s a mix of independent art galleries, boutique restaurants, craft breweries, fitness studios, and residential condos built mostly in the 2000s and 2010s. New construction is nearly impossible here — the urban infill lots are spoken for — which limits supply and supports values.
What Makes Pineapple Grove Different
First Friday gallery walks draw thousands monthly. Street murals, sculpture, and permanent installations make it one of South Florida’s most visually distinct neighborhoods.
Independent restaurants dominate — no chain saturation. Porch dining, rooftop bars, and a rotating farm-to-table scene differentiate it from anywhere else in South Florida.
Groceries, pharmacy, gym, coffee — all within a 10-minute walk. Atlantic Avenue is three blocks south. Car ownership becomes optional for daily errands.
What the Market Looks Like
Most Pineapple Grove real estate is mid-rise and low-rise condo buildings from 2002–2015. Single-family homes exist on the north end of the district but are rare and command a premium for their land. Condos range from small studios to 2,000 SF penthouses depending on the building.

- HOA reserves vary widely — request the latest reserve study before making an offer on any Pineapple Grove condo. Post-2022 Florida condo law changes increased special-assessment risk in underfunded buildings.
- Noise from First Friday and Atlantic Avenue events carries north. Units above the 4th floor or facing interior courtyards are quieter.
- Parking is condo-deeded or street. Verify what’s included in the purchase — not all buildings guarantee spots per unit.
